Downtown is the one Atlanta neighborhood where the truck's route matters as much as the building's rules. A box truck off the Connector has to pick the right sub-exit, land on the right side of a one-way couplet and clear a garage bar before the freight-elevator question comes up. Our office is on John Wesley Dobbs Avenue, a mile and a half east of Five Points, so the crew quoting a Fairlie-Poplar or Castleberry Hill job has already driven the block. Across the Downtown and Castleberry Hill statistical area there are 8,854 housing units.
Downtown is the two ZIP codes the Connector wraps around: 30303 from Five Points and the Capitol north through Fairlie-Poplar and Peachtree Center to the Georgia State blocks, and 30313 west of Peachtree — the Centennial District, the Georgia World Congress Center, the stadium and Castleberry Hill under the rail viaducts. The housing is towers, 1913-to-1930 office conversions and warehouse lofts, and nearly all of it sits behind a front desk with a requirements sheet. Five Downtown building types, and what each asks of the truck
The building sets the rules before the crew is sized: the cab, the dock, the certificate and the curb. Type by type:
Fairlie-Poplar and Five Points conversions — the Healey, the William-Oliver, Kessler City Lofts
The Healey Building at 57 Forsyth Street NW (1913, on the National Register since 1977, its upper floors condos since 2001) and the William-Oliver at 32 Peachtree Street NW (1930, Atlanta's first Art Deco tower, 115 apartments) are the two we see most. Both run on original-size elevators, ground-floor retail that owns the curb, and Five Points foot traffic that peaks at lunch, so starts here are 7:30 a.m. or after 2 p.m. Kessler City Lofts at 87 Peachtree Street SW — 50 units on six floors of the old Kessler's store — works the same way, with a gated entry and a Peachtree curb that is metered or bus lane. Our furniture crews pre-measure anything over 80 inches for these cabs.
Centennial District towers — Twelve Centennial Park, Centennial House, the Centennial Olympic Park Drive blocks
Twelve Centennial Park at 400 West Peachtree Street NW — 39 floors, 11 elevators, finished in 2007 and attached to the Twelve Hotel — is the strictest building on this page: a reserved freight car, a certificate on file with management, and garage routing rather than a curb. Its address is 30308, on the Midtown seam; we run it as a Downtown job. Centennial House at 115 West Peachtree Place NW (2002, seven storeys, 101 lofts at Ivan Allen and Williams) runs on concierge-confirmed garage entry and a smaller crew. The Hive at 566 and Inspire Atlanta at 564 Centennial Olympic Park Drive NW turn over on the Georgia State calendar, and Centennial Olympic Park Drive itself is one-way south from Ivan Allen to Andrew Young International. North of Ivan Allen the district changes to Centennial Place at 526 Centennial Olympic Park Drive NW, the mixed-income community built on the Techwood Homes site from 1996 — the same Exit 249C approach, a leasing office rather than a front desk, and a building-and-curb question dispatch asks before the window is set.
Castleberry Hill warehouse lofts — Nelson, Walker, Peters and Northside
Castleberry Point at 333 Nelson Street SW (2007, 108 units with its own deck), Kingan & Co. Lofts at 238 Peters Street SW (a 1929 meat-packing plant, 14 lofts since 1995), Johnson & Johnson Lofts at 200 Walker Street SW and InTown Lofts at 170 Northside Drive SW (2003, 87 units). Wide openings make the buildings easy; the streets are the problem. Nelson, Walker and Peters are narrow, cross the rail lines on bridges and under viaducts with posted clearances, and back up on stadium and arena days. We stage from the deck where there is one and load the heavy pieces first.
Georgia State and the Piedmont Avenue blocks
University Lofts, Piedmont North and University Commons — the three University Housing buildings with their own decks — plus Patton Hall at 160 Edgewood Avenue and Piedmont Central on the same blocks, which park at the Lofts and Commons decks, and the Landmark Condominium at 215 Piedmont Avenue NE. Windows here follow the academic calendar, and Piedmont Avenue runs one-way north, so the truck approaches from the south and cannot double back. Labor-only loads into a parent's rental truck run on the crew-only card with the same tiered minimum.
South Downtown and the Sweet Auburn edge
Converted office buildings around Mitchell Street, Broad Street and Underground, with small cabs and courthouse-block parking rules that clear the curb on court days. East of the courthouse blocks the hill is government: the Capitol, the Floyd towers and the Judicial Center move on agency dock windows, and Capitol Gateway — 421 apartments off Memorial Drive at Capitol Avenue — is the one residential address on that side, a street-grid community rather than a tower. East of the Connector the picture changes: Sweet Auburn and the John Wesley Dobbs corridor are 30312, handled on the Old Fourth Ward page, which owns that ZIP and is where the office sits.

Part 1 — Connector and I-20 ramps, by where you live
The Connector carries both directions through the core, and most exits only work one way — the southbound and northbound ramps for the same building are different numbers and land on different streets. Coming from the office on John Wesley Dobbs we come back north on 248B; from Midtown we drop in southbound.

The one-way couplets that catch out-of-town trucks
Spring Street runs south and West Peachtree runs north from Ivan Allen Jr. Boulevard up through Midtown. Courtland runs south and Piedmont Avenue runs north through the Georgia State and hotel blocks. Centennial Olympic Park Drive runs south from Ivan Allen to Andrew Young International, and Baker Street runs west. Peachtree is two-way through the core and Marietta is divided two-way, but their curbs are metered, bus lane or valet frontage. A truck on the wrong side of a couplet does not U-turn Downtown; it makes a four-block loop, and on a dock window that loop is billed time. The approach is fixed before the truck leaves the office.

Mercedes-Benz Stadium, State Farm Arena and the GWCC empty onto Northside Drive, Andrew Young International, Marietta Street and Centennial Olympic Park Drive — the streets that serve the Centennial District and Castleberry docks. On these dates we start before 8 a.m. or move the job to a weekday. English Avenue, on the west side of Northside Drive north of Ivan Allen Jr. Boulevard, is reached from the office by the same road and takes the same rule.

From the office to the dock, by ramp
The office is a mile and a half east of Five Points on John Wesley Dobbs Avenue, so the truck reaches the Georgia State and Sweet Auburn edge on surface streets and takes the Connector only for the west side. For the Centennial District it enters at Freedom Parkway, runs south and drops off at 249C onto Williams; for Fairlie-Poplar it uses 249A and turns west on Baker; for Castleberry it stays on surface streets down Northside or comes off I-20 at 56B. Coming home it climbs the Connector northbound and leaves at 248B, Fort Street, onto Edgewood. None of that mileage is on the invoice — only the miles between your two doors are.

Downtown bills on the clock, and the clock is the only thing a building can change: truck, crew, pads, dollies, cab and corridor protection, shrink wrap and bed and table assembly sit inside the hourly rate, and no line item is ever added for stairs, carry distance, fuel or the run in from the office. A tower moves the hours, not the rate, so each bracket below is priced against a real Downtown building instead of an average one.

Where the hours go on a Downtown job
Downtown has two clocks the suburbs do not. The wait for a shared cab: a passenger elevator with pads instead of a reserved freight car adds about ten minutes a cycle, an hour on a one-bedroom — $160 at the two-mover rate — which is why the window and the car are on the quote before the crew is. The garage-dock-to-lobby walk on every trip, and behind it the four-block loop a truck makes when it lands on the wrong side of a couplet: roughly a quarter hour, about $50 at the three-mover rate, avoided by fixing the ramp first. The third mover ($40 more an hour) is on most tower jobs so the cab never waits on the unit. Pianos, gun safes and anything over 300 pounds carry a $100 specialty-item fee, quoted before you book. Crew-only work runs from $140 an hour for two movers, same tiered minimum, and a 25% reservation deposit holds the date and comes off the final invoice.

Same-day availability Downtown depends on one thing: whether a freight window is already reserved. A walk-up or a building that lets the crew use a padded passenger cab can go the same day on the 3-hour same-day minimum; a tower with a booked-out freight car cannot. This page prices in-state moves; a move out of Georgia gets its own quote as a long-distance job.

Name both buildings and both windows
Both addresses, the floor at each, the freight window each building has given you, and whether either wants a certificate — the requirements page from the move-in packet does the rest. A photo of the dock or the curb settles the clearance question before the day.
Read the window-fitted estimate
Crew size, rate, estimated hours, the ramp, where the truck will sit and any venue line for the date — on paper before a dollar is taken. The freight car is yours to reserve with management; the certificate goes out once they confirm the slot, and most managers want it three to seven business days ahead.
Dock day
The truck arrives on the ramp the sheet named, the cab and corridors are padded before the first piece moves, and the heaviest pieces go down first so the window is never spent on the small boxes. Nothing is billed for the run in from the office.
Honest limits: the December 5–6 weekend and the January 1 bowl are not offered for west-side docks however early you call. A walk-up or a padded-cab building booked by 9 in the morning usually loads by early afternoon on the 3-hour same-day tier (the same-day page has the mechanics); a tower whose freight car is booked out waits for the next open window.
What Downtown tenants ask first
Ten Downtown questions, building by building
My building at Twelve Centennial Park gave me a 9-to-1 freight window. Can two movers clear a two-bedroom in it?
Usually not from a garage dock. A two-bedroom in a 39-floor tower means every trip is dock, freight cab, corridor and back, and a shared cab can add ten minutes a cycle. We send three movers on a four-hour window there so one stays at the cab while two work the unit — $200 an hour, $800 for the window — and aim to have the truck loaded by the third hour, not the fourth. If the building only offers a passenger car with pads, say so; that changes the plan again.
Which Connector exit should the truck take for the Healey, and does Courtland being one-way matter?
Southbound, Exit 249A for Courtland Street. Courtland runs south only, so the truck goes to Baker Street, turns west two blocks, and drops down Peachtree to Forsyth. Coming north on the Connector the cleaner route is Exit 246, the Central Avenue flyover, and up through Five Points, or Exit 249B at Pine Street and back south on Peachtree. The wrong ramp costs a four-block loop through the Peachtree Center hotel traffic, on the clock.
Can I move on a Saturday near Mercedes-Benz Stadium on a Falcons or SEC Championship weekend?
Yes if the load is finished before the lots open — for a 1 p.m. kickoff that means a 7 a.m. start and the truck gone by 10:30. The Falcons' 2026 home Sundays are September 20, October 11 (a night game), October 18, October 25, November 15, December 6, December 26 or 27 and January 3. For the December 5–6 weekend, when the SEC Championship and a Falcons game land back to back, we tell Castleberry Hill and Centennial District customers to take a weekday; Northside Drive and Andrew Young International do not clear between the two.
The Healey's elevator is small and slow. Does that change the crew or the bill?
Both, a little. The original cab in the 1913 and 1930 conversions on Forsyth and Peachtree fits a sofa on end and not much else, so anything over about 80 inches comes apart before it reaches the lobby, and cycle time is roughly double a modern tower's. We add elevator time to the estimate up front, and on a full two-bedroom often send a third mover so the cab never waits on the unit. The rate does not change; the hours do.
Where does a 26-foot truck actually sit for a Castleberry Hill loft on Nelson or Walker Street?
In the building's deck if it has one — Castleberry Point at 333 Nelson does — otherwise nosed into the loading side of the street with cones, never under a rail viaduct where the clearance is posted low. We confirm which curb the building uses and whether the stadium or the arena has an event before picking the spot; on a game day the answer is a weekday.
Do I need a permit to hold curb space on Peachtree or Marietta Street for the truck?
Sometimes. A legal metered spot or a building's own loading zone needs nothing. Blocking a travel lane needs a lane-closure permit from the Atlanta Department of Transportation, and a truck parked in the right-of-way against the posted regulation needs a parking permit from the same department at $20 a day; both are applied for online with lead time. We flag it at booking; most Downtown moves avoid it with the dock, the garage, or an early start while the meters are empty.
Our Downtown building says the elevator isn't reserved for us. Does the move still work, and does it cost more?
It works; the difference is hours on the clock, never a fee. Without a reserved freight car the crew shares the passenger elevator with pads on the walls, and a shared cab adds roughly ten minutes a cycle — about an hour on a one-bedroom, $160 at the two-mover rate. The reservation is yours to make with the front desk; most Downtown buildings release a four-hour weekday window once the certificate is on file. Museum Tower and MAA Centennial Park on Centennial Olympic Park Drive both had the car reserved on our jobs there, and both were booked as three-hour moves.
We're moving out of a storage unit into a Downtown apartment. Is that priced differently from a house move?
No — it runs on the same hourly card, from $160 for two movers and a truck, and the storage leg is usually the shorter one. Three things set the hours: the facility's gate hours, which fix the earliest start; the walk from the unit to the truck; and the building's freight window at the other end. LIOO Moving has run a one-bedroom from Extra Space Storage at Atlantic Station into The Hive on Centennial Olympic Park Drive, and a Castleberry Hill unit on Peters Street up to a Midtown tower, both booked at three hours.
We're moving to a different building in the same complex on Centennial Olympic Park Drive. Is that labor-only or a truck job?
Either, and the address decides it. If the two buildings share a garage or a courtyard and the crew can roll between them, it is labor-only: $140 an hour for two movers, 2.5-hour weekday minimum, with both buildings' elevators reserved. If the second building means crossing Centennial Olympic Park Drive — one-way south from Ivan Allen — the truck is worth having, $160 an hour for two. MAA Centennial Park at 305 and 335 was a labor-only job for LIOO Moving, elevators reserved at both ends, booked at 2.5 hours; deposit and tiered minimum are the same on either card.
Do you do show load-outs from the Georgia World Congress Center dock, or office moves Downtown?
Yes to both, on the same hourly card as a household move — $160 an hour for two movers and a truck, $200 for three, no square-foot or per-desk pricing. A GWCC load-out runs on the show's move-out window and dock assignment at 285 Andrew Young International Boulevard, which come from the show organizer, not from us; LIOO Moving has worked that dock on a Saturday evening with road cases and boxes. Peachtree Center, Fairlie-Poplar and Marietta Street offices usually move after hours on the landlord's dock window, certificate filed to both buildings first.

Most Downtown moves leave the core one of six ways, and each trades a dock and a window for a porch, a driveway or another dock. The clock runs between your two doors and nowhere else; the truck's run out from the office and back is ours. West Midtown's warehouse conversions have no page of their own yet and are quoted from the Atlanta page.
