Buford sits at the top of Gwinnett with a sliver across the Hall County line, wrapped around the south end of Lake Lanier from Buford Dam to Lanier Islands. It grew up as the Leather City on the Bona Allen tannery, and the nineteenth-century tannery buildings downtown now hold the Tannery Row Artist Colony. Three boundaries run through the same streets here — an independent school district that follows the city limits rather than the ZIPs, the Gwinnett–Hall county line, and a 30518 shared with Sugar Hill — so almost every quote starts with two questions: what does the driveway do, and who controls the gate?
LIOO Moving covers Buford, Georgia — ZIPs 30518 and 30519, spanning north Gwinnett with a sliver across the Hall County line, wrapped around the south end of Lake Lanier from Buford Dam to Lanier Islands. The work splits four ways here: lake-lot driveways that decide where a loaded truck can stand, gated swim-and-tennis streets that run on association paperwork, builder-controlled new construction east of I-85, and the tannery-era blocks of the historic downtown. Rates begin at $160/hr for two movers and a truck together against a 2.5-hour minimum (3 hours on weekends, same-day bookings, and moves 25+ miles from downtown), with a 25% reservation deposit credited to the final bill. Call (888) 611-5351.
The Work
Lake Lots, Gate Codes, and Day-One Hardwood
Almost every Buford quote turns on one of three questions: what the driveway does, who controls the gate, and whether the floors are a week old. The city's four kinds of street each answer differently.
Lake lots off Buford Dam Road
The coves between Buford Dam and the Lanier Islands causeway sit on long wooded drives that fall toward the water, several of them barely one lane wide. Whether a full-size truck can reach the house or has to wait up at the road is settled by a scout rather than a guess — and if it waits, that walk is timed and written onto the quote instead of quietly eating the afternoon. Lanier households also own things no standard inventory lists: kayaks and paddleboards, dock boxes, teak that has weathered outdoors for a decade. Those are counted and padded, not wedged in at the end.
Swim-and-tennis streets
The established associations — Huntington West, Chandler Grove, Lanier Springs among them — are gated by paperwork long before they are gated by muscle. Insurance filed in the association's own name, a gate code or a call to the guard house, sometimes a move window and a rule about keeping the truck off the amenity lot. All of it is arranged ahead of the date, because minutes spent at a gate are billed and produce nothing.
New construction east of I-85
The 30519 side keeps adding streets. Millcroft, by The Providence Group, is building townhomes and single-family homes through 2026, and Davidson Homes is selling at Melody Lakeside Estates and Fern Hollow. A new-build move-in runs on the builder's key window rather than the contract date, and half of these streets still have an active site with a superintendent's rules to clear. Floors, door casings and stair edges get covered before the first piece crosses week-old hardwood.
Split-level waterfront carries
Lanier houses are built into their slopes: main living a flight above the drive on one side, a terrace level walking out to the yard on the other. Which door a room actually exits through is not obvious from the street, so it gets mapped before move day — that is how a piano leaves by the terrace slider instead of being fought down an interior switchback stair.
A cove driveway and a gated swim-tennis street are not the same morning.

Cost
Pricing a Buford Move
One hourly figure covers the movers and the truck together, with dollies, pads and straps traveling in it and no truck fee added on top.
$400–$700
Corridor apartments off the mall road.
→$480–$900
Gate clearance is usually the only variable.
→$700–$1,300
A townhome with stairs at both ends lands in the upper half of this band.
→$1,000–$1,800
The swim-and-tennis default across both ZIPs.
→$1,200–$2,400+
The large stock east of I-85, and the lake houses.
→Against a 2.5-hour minimum — 3 hours on weekends, same-day bookings, and moves 25+ miles from downtown. Actual costs vary based on inventory, stairs, elevator use, carry distance, and truck access.
The Driveway, the Gate, and the Crew Count
On a lake lot the variable is carry. When a cove drive keeps the truck at the street, every trip lengthens, and at the three-mover rate an extra hour is $200 — which is why the walk gets measured and written down before you approve anything rather than counted afterwards. In the gated communities the variable is waiting: association clearance, a guard-house call, a staging rule that puts the truck further from the door than the driveway would. None of that loads boxes, so it is cleared in advance. On the large four- and five-bedroom houses the variable is arithmetic — a fifth mover at $280/hr frequently finishes a big house for less in total than four at $240/hr, because the hours drop faster than the rate climbs.
Three terms hold on every Buford job. A 25% reservation deposit holds the date and is credited to the final bill rather than added to it, labor-only work included. Released valuation at $0.60 per pound per item comes on every shipment, and full-value protection can replace it where you choose that option in advance. And pianos, safes and any single item too heavy for a normal carry are dispatched with the crew count and the equipment that specific piece requires, never absorbed into a general load — flag it at booking and it shows up in the estimate.
Protection is standard rather than situational: furniture travels under moving blankets and shrink wrap, and floors and door casings are covered at both ends. On a lake house that means the terrace-level threshold; in a week-old townhome it means the stair edges. If the kitchen will still be unpacked on the morning, a packing crew the previous afternoon costs less than movers standing in an unpacked kitchen.
Credentials
Who Asks to See the Insurance
LIOO Moving is a licensed and insured Georgia household goods carrier, certificated by the Georgia Department of Public Safety's Motor Carrier Compliance Division. All work stays inside Georgia. In Buford the two parties who actually ask for that paperwork are the swim-and-tennis associations, which can demand proof of coverage in the community's name before a truck is allowed past the gate, and the builder superintendents on the 30519 side, who want proof on file before anything rolls over week-old floors. Name the association or the builder when you book, and the certificate reaches them before a truck is assigned, at no cost. Movers are background-checked and drive company trucks.
The Lines
Three Lines Run Through One Address
Most cities have one boundary that matters. Buford has three running through the same neighborhoods, and they do not agree with each other: an independent school district whose boundary follows the city limits rather than the ZIP codes, a county line that puts two houses a mile apart in different counties, and a ZIP whose default postal name is Buford but which covers the next city over. None of it changes the rate card. All of it changes the plan, which is why dispatch confirms the address before quoting the day.
Buford City Schools is an independent district and its boundary follows the city limits, not the ZIPs — so two 30518 addresses can sit in different districts. Georgia has a handful of these city systems; what is unusual here is having one stacked on top of a county split and a shared ZIP.
Families moving for the district are usually racing an enrollment or a start date, so the slot is protected and the unload is ordered to put bedrooms and school-morning basics off the truck first.
Most of the city sits in Gwinnett County, with a northern sliver in Hall near the lake — so two properties on opposite sides of that line answer to different county road departments.
Nothing on price — it is the same local move either way. Routing changes: the Hall side runs off I-985 and Friendship Road, the Gwinnett side off Buford Drive and Peachtree Industrial.
The Postal Service's default name for 30518 is Buford, but the ZIP also covers Sugar Hill — so a large share of Sugar Hill addresses are posted as Buford, and property listings file 30518 communities under whichever city they prefer.
Both sides are covered by the same crews on the same published rate card. Buford proper is covered here; Sugar Hill's streets have a page of their own. The envelope decides nothing.
East of I-85, 30519 runs out past the Mall of Georgia into the newest subdivision streets. The mall itself sits in unincorporated Gwinnett rather than inside the city limits — a Buford landmark by address, not by boundary.
Dispatch checks whether the street is still builder-controlled: many of these communities have an active site, a superintendent and gate rules that outrank the HOA's.
If the move date is chained to a school start rather than a closing, say so when you book. That is the one calendar treated as immovable.

Two Bufords
From the Tannery to the Mall Road
The two ends of this city could hardly be less alike. Buford grew up as the Leather City, built on the Bona Allen tannery that shipped saddles, harness and shoes to a national market; the nineteenth-century tannery buildings on the east side of downtown now hold the Tannery Row Artist Colony and its twenty-one studios, a block from the restaurant row on Main. Three miles southeast, past I-85, sits the Mall of Georgia — the largest mall in the state, opened in 1999, and technically outside the city in unincorporated Gwinnett — ringed by retail, apartment communities and subdivisions still adding rooftops.
They move differently. Mall-road jobs are gate codes, ring-road timing and apartment crews for the corridor complexes. Downtown jobs are older geometry: smaller lots, mature trees over the drive, and an on-street truck position agreed in advance so Main Street storefronts keep their parking. Same rate card at both ends; a different plan at each.

Questions
Before You Book a Buford Move
Can a loaded truck actually get down a Lake Lanier cove driveway?
Sometimes to the door and sometimes only as far as the road, which is why it is scouted before you are given a price. The drives off Buford Dam Road and around the Lanier Islands side run long and wooded, several barely one lane wide, and a 26-foot truck needs firm footing plus room to turn. When it can only reach the road, that carry is timed and shown on the written quote as hours. On a split-level waterfront house the crew also maps which floor each room exits through, because on those builds the terrace-level door is often the short way out and the interior stair is not.
Will kayaks, dock boxes and outdoor furniture go on the same truck?
Yes, on one truck and one plan — they only have to be declared so they get counted. Lake Lanier households routinely own what a standard inventory misses: kayaks and paddleboards travel padded and strapped, dock boxes need emptying of anything loose, and heavy teak or cast-aluminum patio sets are padded like furniture because that is what they are. Two things never ride on a Buford job or any other: fuel and propane, so tanks and outboards have to be drained and disconnected before move day. Mention the dock when you book and the crew arrives with the straps and blankets that list actually calls for.
Our HOA will not open the gate without insurance paperwork. Who deals with that?
LIOO Moving handles it, and before move morning rather than on it. The established Buford associations — Huntington West, Chandler Grove and Lanier Springs among them — commonly require a certificate of insurance naming the property, and some add a move window or a rule keeping the truck off the amenity lot. Give us the association name when you book and the certificate reaches its office ahead of the truck, at no cost. A crew waiting at a guard house is billed time producing nothing, which makes it the cheapest problem on the job to delete.
If the truck cannot reach the house, how is the shuttle charged?
As hours on the same clock, named on the quote before you approve it — LIOO Moving adds no separate shuttle fee or surcharge. Where a Lake Lanier cove drive or a tight downtown Buford frontage keeps a 26-foot truck at the road, a smaller vehicle ferries between the door and the truck, and the extra handling that adds is estimated from the scout and written in. At the three-mover rate of $200/hr an added hour of shuttling is $200, which is exactly why it is measured in advance instead of discovered with a full truck at two in the afternoon. Ask for the shuttle line on your quote and you will see it before you commit.
My mail says Buford. Which county, which school district, which page?
All fair questions in Buford, because three boundaries disagree with each other. The city sits mostly in Gwinnett with a northern sliver in Hall, so two addresses a mile apart can be in different counties on different road networks. Buford City Schools is an independent district whose boundary follows the city limits rather than the ZIP codes, so a 30518 address is not automatically inside it. And 30518 itself is shared: the Postal Service's default name for it is Buford, but the ZIP also covers Sugar Hill, while 30519 is the east side past the Mall of Georgia and 30515 is post-office boxes only. None of it changes your rate. It changes routing, timing, and which page covers you — if the street is inside Sugar Hill, our Sugar Hill page has it on the same published rate card.
Our builder closing slipped a week. Does the move date go with it?
Yes. New-build move-ins on the 30519 side — Millcroft, or the Davidson Homes streets at Melody Lakeside Estates and Fern Hollow — are booked against the builder's key window rather than the contract date, so when the closing slides the crew slot is rebuilt instead of canceled. Tell dispatch it is a new-construction closing at booking and it is managed that way from the start. Two site realities come with it: many of these streets still have an active build with a superintendent whose access rules outrank the HOA's, and a week-old house is at its most damageable, so floor runners, casing guards and stair-edge protection go down before anything is carried in.
Is there a travel charge for the Hall County side, or for coming out to Buford at all?
No. Buford runs on the same published LIOO Moving rate card as every city we cover — $160/hr for two movers and a truck against a 2.5-hour minimum — and nothing is added for a ZIP code or for which county the address falls in. The Gwinnett–Hall line changes the route, not the price: the Hall side runs off I-985 and Friendship Road while the Gwinnett side runs off Buford Drive and Peachtree Industrial. The written quote exists to list everything that can appear on the invoice — crew size, hours, access, and any shuttle a lake drive needs — before you sign it. Hold us to that sheet.
What does a Buford move cost?
Two movers and a truck run $160/hr in Buford, three $200/hr, four $240/hr, five $280/hr, six $320/hr, with dollies, pads and straps included and no truck fee added on top, against a 2.5-hour minimum — 3 hours on weekends, same-day bookings, and moves 25+ miles from downtown. By home size: studios $400–$700, one-bedrooms $480–$900, two-bedrooms $700–$1,300, three-bedrooms $1,000–$1,800, and four-bedroom-plus homes $1,200–$2,400+ with a larger crew. Actual costs vary based on inventory, stairs, elevator use, carry distance, and truck access. A 25% reservation deposit holds the date and is credited to the final bill. The two local swings are a lake-lot carry and time spent waiting at a gate, both priced before you approve anything.
How far ahead should we book a summer move near the lake?
Two to three weeks is enough to pick your date across most of the calendar, and Buford summers compress from two directions at once. Saturday resort traffic builds up Lanier Islands Parkway from late morning, and the last two weeks of July stack school-calendar moves as Buford City Schools families and Gwinnett-calendar families turn over together. Crews work around both by loading early and putting the drive leg outside the peaks rather than sitting in them. Booking inside a week? Ask what same-day coverage is left and you will hear the actual crew board rather than a maybe.
Can you move a big Buford house into something much smaller?
Yes, and it is the most common non-lakefront job on this board. Downsizing out of a four- or five-bedroom house in Buford usually means deciding rather than carrying: what the smaller rooms will actually hold, what family is taking, and what is being donated or left with the house. The deciding is done on a separate day before the crew books in, with the new floor plan already measured, and the truck is loaded in that order so essentials come off first at the far end. If the destination is an independent-living or assisted-living community, expect the same paperwork a gated HOA asks for — insurance in the community's name, a service elevator booked to your slot, and an arrival window counted in hours. Senior and downsizing crews work to the household's pace, and the 2.5-hour minimum applies as on any local job.
Nearby
Around the South End of the Lake
Buford's neighbors sit on the same published rate card. Sugar Hill movers share the 30518 line immediately south, movers in Suwanee pick up down Peachtree Industrial, and Cumming movers take the Forsyth side across Buford Dam. Flowery Branch movers hold the lake's eastern shore up in Hall County, Braselton movers sit up I-85 past the 30519 belt, and Lawrenceville movers cover the far end of Buford Drive at the county seat.
Prefer to start from the work? Begin with local moving across the metro, long-distance work inside Georgia — quoted as a binding estimate after a survey rather than on the clock, and never across a state line, because our authority stops at the Georgia border — and labor-only crews when the rental truck or container is already sitting outside.
The driveway, the gate and the key date — all settled before move morning.
Each number is assembled from the access, the stair count and the inventory you describe — which is why none of it reads as news on move morning.
