The thing about East Atlanta is the terrain: 1920s and '30s bungalows on sloped lots, long front stair runs, and short frontages where a driveway is the exception. Getting a dresser down a pitched walk to a truck is the part that takes care here, and near the Village along Flat Shoals the curb disappears once the restaurants fill. East Atlanta is a City of Atlanta neighborhood that sits entirely inside DeKalb County, about four miles southeast of downtown in ZIP 30316 — I-20 to the north, Moreland Avenue to the west, unincorporated DeKalb (Gresham Park, Candler-McAfee) to the south and east. The Village is the crossroads of Glenwood Avenue and Flat Shoals Avenue at the 1911 flatiron bank building. The first subdivisions were platted for a streetcar line in the early 1900s and annexed into the city after 1915. Housing today: hillside bungalows, post-war brick ranches, new townhomes on the Moreland and Glenwood corridors, Glenwood Park's townhome lanes on the Fulton side of the ZIP, and Memorial Drive mid-rises north of the interstate. The East Atlanta Strut closes the Village core one Saturday each September — September 26 in 2026. The rate on every one of those streets is the same: two movers and the truck at $160 an hour, on a 2.5-hour weekday minimum.

Six address types share one ZIP, and each one changes the crew, the truck and the curb plan. The cards below are how dispatch reads them — steps first, then curb, then the calendar — before anyone is assigned to the job.

Hillside bungalows east of Moreland
The streets off Flat Shoals and Glenwood — Stokeswood, Metropolitan and the blocks between — carry 1920s and '30s craftsman bungalows on lots that fall away from the street. Ten to twenty front steps with a landing turn is normal, and the walk from curb to porch is pitched. Crews pad the porch rail and door frame, strap every piece over sixty pounds, and run a stair dolly. When the run is long or the turn is tight a third mover goes on at booking — a two-man carry on a wet slope is how a sofa gets hurt. Toward Moreland the same grid continues as Brownwood Avenue, Emerson and Pendleton either side of Brownwood Park, with Pickens and Portland at the park's two ends — Brownwood Avenue, across from the park, is 1925–1930 houses of the same kind. Two streets on this side fix the truck position by themselves: Brown Avenue opens only onto Flat Shoals Avenue with nowhere at the end to turn a 26-foot truck, and Eastgate Court off Stokeswood ends in a turning circle — on both the truck stops at the mouth and the crew carries in.
Apartments and small buildings near the Village
Around Flat Shoals and Glenwood there are no marked loading zones; a weekday start before 10 a.m. gets fifty feet of open curb. Thursday evenings run into the farmers market at 572 Stokeswood Avenue, 4 to 8 p.m. from late March through mid-November, and weekend nights are rideshare drop-offs and bar traffic. Ormewood Park — the Fulton side of the same ZIP
West of Moreland Avenue the county changes to Fulton but the housing doesn't: raised-porch bungalows south of I-20 between Moreland and the BeltLine, the same stair-and-strap work on wider streets with more driveways. Where Ormewood Park runs into Grant Park the houses turn Victorian and the doorways narrow — that neighborhood's crew notes are on its own page.
Glenwood Park townhomes and condos
The new-urbanist pocket at Bill Kennedy Way and Glenwood Avenue, straight off I-20 at Exit 59B. Internal lanes a 26-foot truck can't turn in, tuck-under garages with low clearance, three flights per unit. The BeltLine's Southeast Trail — the Boulevard-to-Glenwood Avenue segments opened April 16, 2026 — runs along the west side, and the trail and its crossings are never used for staging. Crews size the truck to the lane and walk the stairwell turns before loading.
Memorial Drive mid-rises north of the interstate
North of I-20, Memorial Drive through Reynoldstown and Kirkwood is where the elevator buildings are, Madison Yards among them: reserved freight elevators, dock windows, a certificate of insurance naming the property. The customer books the elevator slot; dispatch sends the COI ahead and builds the day around that window so the crew isn't standing at a locked dock on the clock.
The I-20 side: Clifton Road ranches, the Glenaire courts, Flat Shoals Road
East of the Village the hill flattens. Braeburn Drive, Ora Avenue and Clifton Way are 1948–1950 brick ranches — one storey, a short driveway, a few steps to the door — and past the north end of Clifton Road the Glenaire courts — Glenaire Walk, off Glenwood Avenue, is the only way in — are houses from around 2016 on short cul-de-sacs, four bedrooms and roughly 2,500 square feet. The 26-foot truck is not driven to the end of a Glenaire court: it stops at the mouth and the crew carries the last hundred feet. Burgess-Peterson Academy holds the Glenwood–Clifton corner, so a Clifton address on a school day is booked around the drop-off and pick-up lines. Newton and Van Epps run through from Flat Shoals Avenue to Maynard Terrace and Clifton Street, and Van Vleck from Flat Shoals Avenue to Ora Avenue, so an Ora or Clifton Way ranch can be reached from the Flat Shoals Avenue side without touching Glenwood; Cecile Avenue is the one street that comes off Clifton Road itself. South of Glenwood, Flat Shoals Road runs beside the interstate and Rockland, Paoli, Stallings, Winfield and Hilburn hang off it — single-family streets where the truck sits at the house and never on Flat Shoals Road, which carries the exit traffic. Village Walk of East Atlanta is the townhouse pocket among them: Leah Lane, in from Flat Shoals Road, is the only way in, Colby Court and McKenna Place branch off it, and all three end in a turning circle — townhomes from around 2003, two to four bedrooms, so the truck stops at the mouth of the court and the crew works the loop on foot. Russell Street, between Stallings and Paoli, ends the same way. Broadway at East Atlanta, 1930 Flat Shoals Road, is the one apartment complex on this side: 176 homes in twenty-two two-storey buildings from 1966, walk-ups, the truck in the lot beside the building. These addresses come in from Exit 61A or Exit 62, not through the Village.

The Strut is a one-day street festival with a parade on a Saturday in the second half of September — September 26 in 2026, noon to 6 p.m. The Flat Shoals and Glenwood core closes to vehicles and every curb for blocks is gone by early morning, so no truck move is booked inside that footprint that day; Ormewood Park and Glenwood Park only feel it as heavier traffic on Moreland. Getting a truck in: the five I‑20 exits
Every East Atlanta address is reached from one of five interstate exits, and the exit dispatch picks depends on the address type, not the shortest line on a map. Moreland is the heaviest interchange on the east side; Glenwood is the cleanest way into the Village. From the office on John Wesley Dobbs Avenue the truck is under three miles away — down Boulevard across I-20 and east on Glenwood — and that drive is never on your bill.

Flat Shoals Road runs beside I-20 into Rockland, Paoli and Stallings and past Broadway at East Atlanta; South of Hilburn the neighborhood narrows to a wedge between Bouldercrest Drive and the Fayetteville Road edge and ends at Eastland Road; Mary Dell Drive crosses that wedge from Bouldercrest Drive, not from Flat Shoals Road, and Smith Street, Wainwright Drive and Orange Blossom Terrace come off Bouldercrest Drive inside it. Decatur-bound moves leave east on Glenwood or Memorial and skip Moreland altogether.

What the hill adds, and what a driveway takes off
Steps and curb, in that order. Too tight for a 26-foot truck, a 20-foot truck comes instead; if nothing can sit without blocking the lane, the crew stages at the nearest legal spot and shuttles, about an hour of extra labor. My street has big oaks hanging over it — will a full-size truck even fit?
Sometimes not. Several streets off Glenwood and Flat Shoals have canopy low enough that a 26-foot box takes limbs off or can't get under. Not inside the Village footprint on the Saturday — September 26 in 2026 — because the core closes to vehicles and the curbs for blocks around it are gone by morning. The lane and the stairs. A smaller truck comes in off Bill Kennedy Way and sits at the lane mouth because the internal lanes don't take a 26-footer; the garage is too low to back under, so the carry runs on foot. Inside it's three flights with turns, walked before loading so the big pieces come down in order. Nothing stages on the BeltLine trail or its crossings.
My Memorial Drive building needs a freight-elevator reservation and a COI — do you handle that?
Yes. Book the elevator window with management and send dispatch the slot and the certificate wording; the COI goes out ahead of the date, the day is built around the window, and the truck is sized to the dock.
