Peachtree Corners, GA, Gwinnett's largest city, was built as a planned community and still moves like one. Technology Park sits minutes from the mid-rises at The Forum and Town Center and the river streets of Neely Farm and Riverfield. Each is a different move, with different docks, gates and carries, so the plan starts from the building, not the bedroom count.
LIOO Moving plans three kinds of moves here: office suites in a 500-acre office park, mid-rise move-ins that release a dock only by reservation, and river-side subdivisions where the carry is longer than the drive. Rates are $160 an hour for two movers and the truck, up to $320 for six, and a typical two-bedroom runs $700–$1,300 with three movers.
Service area: the city's ZIP 30092, plus its edges in 30071, 30096 and 30097, which are worked from our Norcross and Duluth pages. A 30092 address across the Chattahoochee, at the Spalding Drive tip of the City of Sandy Springs, is planned on the Sandy Springs page. Peachtree City is a different city, in Fayette County, with its own page.

Gwinnett County · Technology Park, Curiosity Lab & Atlanta Tech Park
Office Moves in Georgia's First Technology Park
In 1967 a developer named Paul Duke, a Georgia Tech graduate then on the school's National Advisory Board, started planning an office campus 20 miles out from downtown Atlanta, modeled on North Carolina's Research Triangle. Technology Park Atlanta was the first of its kind in the state, and it still occupies a wooded 500-acre parcel in the middle of the city.
Its early tenants included GE, Scientific Atlanta and Hayes Microcomputer Products. The city-owned Curiosity Lab now runs a 3-mile autonomous-vehicle test track through the same corridor, and Atlanta Tech Park sits alongside it.
For a mover that means suite, lab and server-room moves in multi-tenant buildings that run access by the book. An office move runs on the same rate card as a house but is scoped nothing like one, because the expensive part is the hours your team cannot work. Our office and commercial moving crews scope these by walkthrough.
What the walkthrough settles, and what it does not
Three things: the equipment list, the tolerance for downtime and the building's access rules. The first two decide the crew size and whether the work happens after hours or over a weekend. The third decides the day itself: which dock, which elevator, whose name is on the certificate of insurance, and how long the building will hold the freight car.
All of it goes in writing before anything is unplugged. The walkthrough sets the crew size and the hours, not the rate, which stays on the same hourly card as a household move.
Labs, servers, and the order things go back together
Equipment moves are won on the reinstall, not the load. Workstations and conference rooms come apart and go back together, and IT and lab equipment is kept organized so the reinstall follows a known order rather than a guess. When a tenant moves inside the park, the whole job can often sit inside one after-hours window.
The Forum · Town Center · mid-rise move-in
What the City's Mid-Rises Require Before Move Day
The redeveloped Forum and Town Center brought mid-rise apartments into the middle of the city, and those buildings run move-in by the book. Four requirements come up on nearly every one. Each costs hourly time if it is not settled first, which is why our apartment and mid-rise crews close them out in advance.
Along the Chattahoochee
Seven River Miles and the Streets Behind Them
Seven miles of the Chattahoochee define the northern and western border of the city, and the city's best-known neighborhoods sit behind that line. The river does not complicate the move; the street pattern it produced does. Interior roads curve, cul-de-sacs are deep, and a truck often cannot stop where the furniture is.
Neely Farm & Riverfield
Established swim-and-tennis streets close to the water, with winding interior roads and driveways a 26-footer cannot always reach. The truck stages where the street actually allows and the crew is sized for the walk, so the carry does not quietly become the whole afternoon.
Waterside
A newer gated riverfront community with single-family homes, townhomes, and condos behind one controlled entrance. Gate clearance is arranged before move day, and the narrow interior streets get a staging plan rather than an improvised parking job.
Amberfield
A large established subdivision built around the Fields Club. HOA notice and any truck-window rules are handled in advance, in writing, with the association rather than at the gate on the day.
Peachtree Station
One of the city's original 1980s subdivisions, entirely inside the city line. Mature trees are the working constraint here — low limbs over the street decide where a high-cube truck can and cannot sit.
What the crew handles
Moving services in Peachtree Corners
Five service lines, each described by the work the crew does on the day.
Mid-rise and apartment moves
At The Forum, Town Center and communities like Solis, Windsor and Wynfield Trace, the crew pads the freight car and lays corridor runners before the first load, takes beds and tables apart in the unit so they fit the car, and works inside the move-in window the building enforces.
Single-family river neighborhoods
In Neely Farm, Riverfield, Amberfield and behind the Waterside gate, the truck stages where the street allows and the crew is sized for the walk. Furniture is padded in the room, beds and armoires come apart before they meet a staircase, and door frames and banisters are covered at both ends.
Packing
Whole-home packing, or just the kitchen and the fragile pieces, done the afternoon before so a reserved dock window is spent loading, not boxing. Boxes are labeled by room for the new address. Materials are sold separately from packing labor.
Labor-only loading
Already have a rental truck or a container? Movers load or unload it by the hour, heaviest pieces on the floor and strapped. At a mid-rise the rental still needs the building's dock time, so send the reservation and the crew arrives to match it.
Office moves in the tech corridor
Suites, labs and server rooms in Technology Park and the Curiosity Lab corridor move after hours or over a weekend, scoped by walkthrough. Workstations come apart and are tagged by zone, equipment is staged for reinstall in the agreed order, and the dock and elevator are booked around your downtime.

The Two Meters That Actually Run: Waiting and Walking
Distance inside the city barely registers on a bill. Two other things do. The first is waiting: a three-mover crew held 45 minutes on a freight elevator nobody reserved is most of an hour billed standing still, which is why the dock window and the elevator hold are settled before the clock starts.
The second is walking. In the river subdivisions, a truck staged two doors down adds that walk to every trip, both directions, all day. Once the carry gets long, a four-mover crew usually books fewer total hours than three, so the higher rate lands at the lower total.
Gated streets are the cheap variable: Waterside's entrance costs nothing when clearance is arranged in advance, and most of an hour when it is not. A kitchen still in its cabinets when the dock window opens is the most expensive use of a reserved freight elevator, so packing help the afternoon before keeps that hour cheaper.
A safe, a piano or a single piece over 300 pounds is quoted as its own line, and our heavy-item crews handle that part.
Same rate card, three buildings that behave nothing alike.
A Technology Park suite, a Town Center mid-rise, and a river-street colonial are three different jobs. Each one gets priced as what it is.
Licensed & insured
The Paperwork That Opens the Dock
LIOO Moving is a licensed and insured Georgia household goods carrier, regulated by the Georgia Department of Public Safety's Motor Carrier Compliance Division. On most jobs a license is a line in a footer. Here it does daily work.
The mid-rises at The Forum and Town Center, building managers across Technology Park and the gated river communities all want a certificate of insurance before they release a dock, an elevator or a gate code. Name the building when you book and the certificate goes out ahead of the crew. Crews are background-checked and arrive in company trucks.
The signature constraint
A City With as Many Jobs as Residents
Peachtree Corners describes itself as a regional employment center with as many jobs as residents: over 2,300 businesses inside 16.1 square miles holding 42,243 people at the 2020 census. No bedroom suburb we serve is built that way.
It inverts the usual moving clock. The problem here is not getting ahead of residents leaving in the morning; it is working around a workforce arriving. Dispatch plans the week against four windows.

The city Inbound commuters fill Peachtree Parkway, Holcomb Bridge, and Peachtree Industrial.
The crew Loading starts inside the subdivisions, where the truck never touches an arterial. Cross-town legs wait for 9:30.
The city The corridor breathes between the two rushes.
The crew The best block of the day for both jobs at once — mid-rise dock reservations and long river-street carries.
The city Technology Park empties out. The Forum and Town Center hit their busiest retail hours.
The crew Office relocations take the quiet park. Moves near Town Center book the morning, ahead of shopper traffic.
The city Mid-rise leases turn over on the same handful of dates.
The crew Forum and Town Center dock windows are gone first. Two to three weeks of notice is the difference.
None of this is yours to solve; it reaches you as a start time on your confirmation.
Leaving Gwinnett
Moves That Leave Gwinnett but Not Georgia
A corporate corridor generates a particular kind of move: the household that is transferring, not just changing streets. Plenty of those stay inside Georgia, in Athens, Augusta, Macon, Columbus, Savannah or the north Georgia mountains, and a longer Georgia leg is planned differently from a cross-town one.
It is one crew and one truck door to door, the load inventoried before it leaves, and a delivery window agreed in advance. Our longer-haul Georgia moves are quoted in writing, before the truck is loaded.
Why this city, specifically
Three Job Types in One Week Is Normal Here
This city asks more of a mover than most suburbs, in the same week: an office relocation in the tech corridor on Friday night, a mid-rise move-in at Town Center on Saturday morning, a river-street four-bedroom with a long carry on Sunday. What holds that together is doing the access work first, before dispatch assigns a crew.

The Questions We Get First
My mail says Norcross and half the internet sends me to Peachtree City. Which one are you covering?
Peachtree Corners is the Gwinnett County city. Peachtree City is in Fayette County, roughly 40 miles southwest, and has its own page. The Norcross mix-up is local history: the city only began municipal operations on July 1, 2012, so older records still print Norcross on addresses the Postal Service now gives the city name.
The service-area line at the top of this page shows which ZIP codes are ours and which edges are worked from the Norcross and Duluth pages. Send the street number and dispatch plans from the door, not the envelope.
Do you run office and lab moves inside Technology Park?
Yes. Office, suite and lab relocations in Technology Park Atlanta and the Curiosity Lab corridor are standard work. Every commercial job opens with a walkthrough, because a suite is scoped by equipment list and downtime tolerance instead of bedroom count. The crew that loads the equipment stages it for reinstall, in a labeled sequence agreed at the walkthrough.
Dock and freight-elevator access is coordinated with building management and the certificate of insurance is filed beforehand, so the quote is in writing before anything is unplugged. Office moves bill on the same hourly crew rates as a household move; the walkthrough sets the crew size and the hours, not the rate.
Can you get into The Forum or Town Center on a mid-rise move-in window?
Yes. Move-ins at The Forum and Town Center depend on four things settled in advance: the loading dock and freight elevator reserved, a certificate of insurance naming the property manager, the parking-deck height checked against the truck, and the crew scheduled inside the hours the building allows.
Who reserves the dock and the elevator depends on the building: where management lets a mover book it, we do, and where only residents can, you hear that when you book. Either way the certificate is filed and the crew is timed to the confirmed window, so the delay never lands on an hourly clock.
How do you handle the long carries in Neely Farm, Riverfield, and Waterside?
The crew is sized to the walk, not the house. Behind the Chattahoochee the truck often cannot reach the driveway, so the bill turns on how far every item travels on foot, twice. The truck stages where the street allows, a mover is added when the carry justifies it, and gate clearance at Waterside is arranged before move day.
What stops the price changing once my furniture is already on the truck?
The figure is in writing before anything is loaded, and it names the crew size, the hourly rate and the plan the crew is working to. Local moves are billed hourly against that written figure, so the total follows the hours actually worked rather than a fresh estimate produced after the truck is full.
The 25% reservation deposit is money against the job, credited on the final invoice. Released valuation is included on every job at the per-pound rate in the table, and full-value protection can be elected before the job starts. Stairs, carry distance and elevator access are scoped before the quote is written.
Do stairs, an elevator, or a long walk to the truck add a fee on top of the hourly rate?
No. The hourly rate for a given crew size is the same whether there are stairs, a freight elevator or a long carry; those conditions change how many hours the job takes, not the rate per hour. The rate covers the crew and the truck, with dollies, pads and straps included.
That is why access gets scoped before the quote is written. Single heavy items such as a safe or a piano carry the specialty-item fee listed in the rate table, quoted before you book.
Which Peachtree Corners dates disappear first?
Month-end dates at the mid-rises go first. The Forum and Town Center turn leases over on the same few dates and their dock and elevator windows are finite, so those days book two to three weeks out. Summer Saturdays in the river subdivisions fill next. Office moves cluster at lease-end and quarter-end, so book the walkthrough early.
Can you do a downsizing move into a Peachtree Corners senior community?
Yes. Downsizing moves into senior communities, including Village Park on Spalding Drive, run at the household's pace rather than the truck's. That means deciding what moves now and what goes to family, with a crew briefed to work patiently around the resident. If the community requires insurance paperwork or assigns a move window, that is settled with the staff beforehand.
What's the cheapest day to hire movers in Peachtree Corners?
A weekday. The hourly rate is the same every day, but weekends carry the 3-hour minimum instead of 2.5 hours, and a mid-month weekday avoids the month-end rush at The Forum and Town Center.
Do we tip the movers, and how much?
Tipping is never required and never appears on the invoice. If you'd like to, give cash directly to each mover at the end of the job, scaled to how hard the job was; the amount is up to you.
What won't you move?
We don't carry hazardous materials (fuel, propane, paint, chemicals), firearms or ammunition, live plants, animals or perishable food. Pianos, gun safes and anything over 300 pounds move with the $100 specialty-item fee, quoted before you book.
Where the corridors go
The Corridors Out of the City
Moves here follow the roads. South down Peachtree Industrial the market blends street by street into movers in Norcross territory; northeast the same road hands off to Duluth movers, with Berkeley Lake movers covering the small lake city between them.
Across the river on Medlock Bridge the gated corridors belong to movers in Johns Creek. Southwest over the Chattahoochee, Holcomb Bridge and Spalding carry steady relocation traffic toward Dunwoody movers and Sandy Springs. Whichever way yours goes, the crew that plans this end drives the leg in between.

Every Peachtree Corners job starts with the paperwork, not the truck.
