LIOO Moving packs, loads and moves houses, apartments and offices across Marietta. It is a county seat built around a railroad: the CSX main line runs a block west of the Square, five streets cross it at grade, and the city's oldest houses sit on both sides of it. Add a nine-mile parkway loop, two I-75 exits that feed it, and a Square that closes streets for festivals through the fall, and the route matters as much as the crew size. We plan the approach, the curb and the carry before the truck leaves.

LIOO Moving is a licensed, insured Georgia Household Goods Carrier handling historic homes around the Square, apartments along Franklin Gateway and Delk Road, and family houses out Dallas Highway. Home size and access set the hours. The CSX main line runs a block west of the Square and five streets cross it at grade; the Marietta Parkway loop passes under it and meets I-75 at Exit 263 and Exit 265, so west-side addresses are routed on the loop. Marietta City Schools start August 4 and Cobb County schools August 3, which puts the family-move peak in late May through July.

What we handle

Moving Services in Marietta

These are the service lines we run inside the city ZIPs. All of them are billed on the same published hourly rates, set out in full further down this page.

Local moving

Point-to-point moves inside Cobb and across metro Atlanta, billed hourly by crew size. Every Marietta job is planned off the crossing sheet above: which side of the tracks the house sits on, which loop exit the truck takes, and where it can legally stand once it arrives.

Apartment and loft moves

Brumby Lofts downtown, the garden communities along Franklin Gateway and Delk Road, and the student turnover around KSU Marietta and Life University. We confirm the entrance, the elevator or the stair run, and any insurance certificate with the office before crew day.

Full-house residential

Whitlock Avenue, Burnt Hickory Road and the Dallas Highway side, where a basement and a bonus room can hold as much as two extra bedrooms. We size the crew and the truck to the house rather than to the bedroom count in the listing.

Packing and disassembly

Full or partial packing, and the disassembly of beds, tables and sectionals that will not clear an original doorway or a half-landing turn in one piece. Decided during the estimate, not on the porch on move morning.

Labor-only loading

You supply the truck, the POD or the container and we load or unload it. On a Church-Cherokee street with no driveway, tell us where the container is going to sit before it is dropped, because the street is often the only option.

Storage moves

Into a unit you rent and back out on move-in day, loaded in reverse so the first thing you need is the last thing in. LIOO is the crew and the truck, not the facility; the unit stays in your name.

Five crossings, one loop

The Marietta Crossing & Loop Sheet

The old Western & Atlantic line, CSX today, carries freight through downtown on double track. Five streets cross it at grade within a few blocks of the Square: Kennesaw Avenue, Polk Street, Mill Street, Whitlock Avenue and Waverly Way. A single stalled train has blocked four of them at once, which cuts the Square off from everything west of it. A loaded 26-foot truck waiting at a crossing arm is time on the clock nobody planned for.

The way around is the Marietta Parkway, which locals still call the 120 Loop. It rings downtown and meets I-75 twice: Exit 263 on the south side, Exit 265 on the north. Both halves of the loop pass under the rail line, so they keep moving when the crossings do not. For any address west of the tracks, the loop is our default route.

Built before driveways

Moving a Historic Home Near Marietta Square

Marietta has five National Register historic districts, and they surround the Square on every side: Northwest Marietta and Whitlock Avenue west of the tracks, Church-Cherokee to the north, Washington Avenue to the east and Atlanta-Frasier to the south. The houses run from antebellum to Victorian to early bungalows. They were built before moving trucks, and often before driveways.

Original staircases

Steeper and tighter than modern stairs, with a half-landing turn that a queen box spring or an armoire will not make in one piece. We send enough crew to hoist and turn, and we take apart what has to come apart.

Plaster and old trim

Plaster cracks where drywall dents, and original woodwork is not a quick patch. Door jambs, banisters, newel posts and hallway corners get padded before the first piece moves.

No driveway, no rear access

On many of these blocks the truck stages on the street under mature trees, and the carry runs up a front walk and porch steps. We work out the legal curb position and the path before move day.

Tell us the age of the house and whether it has a driveway. Those two answers set the crew size faster than the bedroom count does, and crew size is what moves the rate: $160 an hour for two movers and the truck, $200 for three. Heavy or fragile pieces go through our furniture moving crews; a piano goes to our piano movers, and a safe or a pool table to our heavy-item crews. Pianos, gun safes and any single item over 300 pounds carry a $100 specialty fee. Items that heavy are not carried up or down a full flight of stairs, with a five-step maximum, so tell us at booking if one is going up a porch or an original staircase. Our moving preparation guide lists what cannot go on the truck at all.

Brumby, the garden corridors and the campuses

Lofts, Walk-Ups and Student Turnover

Brumby Lofts, the former Brumby chair factory at 111 North Marietta Parkway, holds 167 apartments on four floors a short walk from the Square. It is the one large multifamily building downtown. A move there starts with the leasing office: which entrance, which elevator, and whether they want a certificate of insurance on file first.

Most apartment work in the city is different. Along Franklin Gateway, Delk Road and Powers Ferry Road the communities are garden-style: two- and three-story buildings, open breezeway stairs, parking lots that wrap the property. There is no elevator to book. The variables are the floor, the distance from the nearest legal truck spot to the stairwell, and the gate. A third-floor unit at the back of a complex can add an hour over a ground-floor unit by the entrance.

Kennesaw State's Marietta campus on South Marietta Parkway and Life University on Barclay Circle add a student cycle, with turnover bunched in August, December and May. Small loads with tight windows fit our apartment moving crews, and if you have rented your own truck, loading and unloading help runs on the same minimums — 2.5 hours on weekdays, three on weekends, same-day bookings and moves of 25 miles or more.

30064 and the two calendars

West Marietta Houses and the Two School Calendars

West of the Square, 30064 runs out Whitlock Avenue and Dallas Highway toward Kennesaw Mountain. The housing is four- and five-bedroom homes on cul-de-sacs, usually with a finished basement and a full garage. Those are whole-house moves. A basement and a bonus room can hold as much as two extra bedrooms, so we size the crew and truck to the house and not to the listing.

A Marietta address lands in one of two school systems. Inside the city limits it is Marietta City Schools, which started August 4 this year and finishes May 26, 2027. Outside them it is the Cobb County School District, with an August 3 start and a May 19 finish. Summer demand begins the week the county lets out, and city families follow a week later. Late May through July dates go first. These larger jobs are handled by our full-house residential crews.

Inside the cyan line is the City of Marietta and Marietta City Schools; the five orange markers are the streets that cross the CSX tracks at grade, which is why west-side addresses are routed onto the 120 Loop.

Twenty or thirty years in one house

Downsizing Out of a Long-Held Family Home

Many moves here are residents leaving a house they have owned for twenty or thirty years. The work is mostly sorting: what goes to the new place, what goes to family, what goes to storage. We pack room by room at the pace the household sets, label by destination, and can split the load across more than one stop. Full or partial packing is quoted with the move, and our senior moving crews handle the day itself.

Suite moves, not tower moves

Offices and Practices in the County Seat

Marietta's commercial base is law offices and county-government tenants around the Square, medical and dental practices near Wellstar Kennestone Hospital on Church Street, and small businesses along Roswell Street, Whitlock Avenue and Cobb Parkway. These are suite moves, not tower moves. They run after hours or on a weekend, with files and equipment labeled by room and workstation so the office opens on schedule.

Square-facing suites add the curb rules in the sheet above, so we load those early and avoid event days. Galleria high-rises and anything near the stadium belong to our Cumberland office and high-rise page. Scope and process are on the commercial moving page.

What sets the hours in Marietta

In Marietta three things move the hours. A historic house adds protection time and slow stair work. A back-building walk-up adds carry distance. A west-side house with a basement adds volume. Tell us which one you have and the estimate will reflect it. The rate and crew size are confirmed in writing before move day.

Actual costs vary based on inventory, stairs, elevator use, carry distance, and truck access. A 25% reservation deposit holds the date and is credited toward the final bill. Released-value protection of $0.60 per pound is included; full-value protection can be elected before the job.

Licensed and paperedLicensed Georgia household-goods carrier, certificated by the Georgia Department of Public Safety, Motor Carrier Compliance Division (MCCD), with cargo and liability policies on file, and you can verify the license of any Georgia mover before you book. Certificates of insurance naming a Marietta building are filed before the elevator or freight window is reserved.

What Marietta callers ask

Common Questions

Can the moving truck get stuck behind a train near Marietta Square?

Yes, if it is routed through the Square. Five streets cross the CSX line at grade just west of it, and a stopped train can block several at once. For addresses west of the tracks we come in on the Marietta Parkway loop, which passes under the rail line, so a train does not hold up the truck.

Which I-75 exit does the crew use for a downtown Marietta address?

Exit 263 for South Marietta Parkway or Exit 265 for North Marietta Parkway, depending on which side of the Square you are on. Exit 261 at Delk Road serves the Franklin Gateway and Powers Ferry apartments. West Marietta addresses from the north use Exit 269 and Barrett Parkway.

My address says Marietta. Am I in Marietta City Schools or Cobb County, and does it change when I should move?

Only addresses inside the city limits are in Marietta City Schools. Everything else with a Marietta address is Cobb County School District. For 2026–27 the county finishes May 19 and the city finishes May 26, so county families hit the summer schedule a week sooner. If you want a date before June, book by early spring.

Can you move me on a festival weekend on the Square?

Away from the Square, yes. On the Square itself, not during Chalktoberfest on October 10 and 11, when the surrounding streets are closed. For HarvestFest on October 17 and the December 3 tree lighting we would schedule a Square-side job for another day or finish before setup begins. A few blocks out, the only effect is fuller parking decks.

Where does the truck park on Whitlock Avenue or a Church-Cherokee street with no driveway?

On Whitlock we use the driveway when there is one and a side street when there is not, because the avenue carries through traffic. In Church-Cherokee the truck stages at the curb in front of the house. Cherokee Street is one-way north and Church Street one-way south, so the approach is planned to put the loading door on the house side.

How do moves work at Brumby Lofts or a garden apartment on Delk Road?

At Brumby Lofts we confirm the entrance, elevator and any insurance certificate with the leasing office before move day. At a garden-style community there is no elevator to reserve. We need your building number, floor and gate code, and we size the crew to the stairs and the carry from the parking lot.

What does a local move in Marietta cost?

Typical totals run $400–$700 for a studio, $700–$1,300 for a two-bedroom and $1,200–$2,400+ for four bedrooms and up. Rates are $160 an hour for two movers and a truck, $200 for three and $240 for four, on a 2.5-hour weekday minimum — three hours on weekends, same-day bookings and moves of 25 miles or more. A 25% deposit holds the date and is credited in full to the final bill. Actual costs vary based on inventory, stairs, elevator use, carry distance, and truck access.

What is the cheapest day to move in Marietta?

The hourly rate is the same every day of the week: $160 for two movers and a truck, $200 for three and $240 for four. What changes is the minimum. Monday through Friday it is 2.5 hours; weekends, same-day bookings and moves of 25 miles or more carry a three-hour minimum, so a weekday start is the cheaper booking. Mid-month weekdays are also the easiest dates to hold, because the family-move peak here runs late May through July around the two school calendars. Around the Square, check the dispatch calendar above before choosing a Saturday — a festival weekend closes streets and adds carry distance rather than rate.

Do you quote a flat rate, or is it hourly?

Local moves in Marietta are hourly: $160 for two movers and a truck, $200 for three, on the minimums above. We do not quote flat rates for local work. If you have your own truck or container, our labor-only crews load or unload at $140 an hour for two movers, up to $300 for six. Booking through a moving marketplace gets you a third-party crew rather than ours; our guide to choosing an Atlanta mover sets out how the models differ.

How far ahead should I book Marietta movers?

Two to three weeks ahead for a month-end weekend, about a week ahead for a mid-month weekday, and same-day if that is what you have — LIOO books 24/7, on a three-hour minimum for same-day and weekend work. The 25% reservation deposit is what holds the date; a quote on its own reserves nothing. For a summer move around the two school calendars, book by early spring.

I live in East Cobb with a Marietta mailing address. Is this the right page?

You are covered either way, but the planning is different. East Cobb has no rail line and no interstate through it, and its moves run on Johnson Ferry, Roswell Road and Sandy Plains. If your ZIP is 30062 or 30068, the East Cobb corridor plan fits your address better than this one.
