Most “wealthiest neighborhoods” lists never say where their numbers come from. This one does: every figure below is a U.S. Census Bureau ACS 2024 5-year estimate, pulled ZIP by ZIP, then ranked two ways — by household income and by home value.

The wealthiest area in Atlanta is ZIP 30327 — Tuxedo Park, Paces, and Chastain Park in northwest Buckhead — where the median household earns $189,250 a year and the typical owner-occupied home is worth $1,136,500 (U.S. Census Bureau, ACS 2024 5-year estimates). Druid Hills, Brookhaven, North Buckhead, and Virginia-Highland–Morningside round out the top five by income.
Neighborhood boundaries are fuzzy; ZIP codes are not. So we ranked Atlanta’s affluent areas by ZIP Code Tabulation Area using the Census Bureau’s American Community Survey 2024 5-year estimates (retrieved July 2026), and we name the neighborhoods each ZIP contains. That means every number here is traceable — and it also means a ZIP can blend two or three neighborhoods. Where that matters, we say so. One honest caveat: ZIP-level medians are conservative. Estate pockets inside these ZIPs — Tuxedo Park, Kingswood, Argonne Forest — sit above their ZIP medians, but reliable subdivision-level figures are rarely published with sources, so we rank at the level the Census actually measures.

Income and home value do not rank the same way, and the gaps are informative. ZIP 30342 (North Buckhead) is fourth by income but second by home value at $829,400 — established single-family stock near the best of Peachtree Road. ZIP 30309 (Ansley Park and Midtown) is sixth by income yet has the lowest median home value on the list at $432,300, because the ZIP’s housing is dominated by Midtown condos and high-rises rather than the mansions of Ansley Park itself. And ZIP 30305 shows the reverse: seventh by income, but a $737,500 median home value — central Buckhead real estate stays expensive even where household incomes are more mixed.
One ZIP — 30327 — leads both rankings, and it isn’t close: $65,000 more income and $300,000 more home value than any other ZIP in the city.
