Moving from Atlanta to Florida: Which City, What Changes, How the Move Works
Florida has no state income tax and, on the latest national figures, from 2022, the highest homeowners insurance premiums in the country, and its four big cities on LIOO Moving’s schedule are four different housing markets. This guide puts Jacksonville, Tampa, Orlando and Miami beside Atlanta on the numbers that change a household budget, explains the paperwork Florida expects in the first month, and shows how a move from Atlanta down one of those four routes is priced and planned.
Quick answer
Moving from Atlanta to Florida trades Georgia’s 4.99% income tax for none, and Georgia’s $1,655 average homeowners premium for Florida’s $2,677, the highest in the nation in 2022. Jacksonville is the cheapest of the four cities to buy in (median home $293,700) and the most house-like (59% detached); Miami is the most expensive ($518,100) and the most vertical (49% of homes in buildings of 20 or more units); Tampa and Orlando sit between them. LIOO Moving runs one-way routes from Atlanta to all four, priced per shipment on weight and road miles with a binding estimate after a survey.
Key Takeaways
- A married couple on Atlanta’s median income saves about $2,780 a year in Georgia income tax after the standard deduction, not the $4,270 the flat rate alone suggests.
- Florida’s homestead exemption needs ownership and residence on 1 January, so a buyer who closes on 15 January waits a year.
- A 2% hurricane deductible on a $400,000 dwelling limit is $8,000, and flood is a separate policy.
- A new Florida job or a child’s school enrolment can start the 10-day vehicle deadline before the move is finished.
Four cities, one table
The four Florida cities LIOO Moving drives to are not interchangeable. Jacksonville is a city of houses spread over 747 square miles; Miami is 36 square miles of towers; Tampa and Orlando divide their homes between the two. The table puts each beside Atlanta on the Census Bureau’s 2020–2024 figures and on the road miles LIOO measured for its route pages.
| City | Road miles from Atlanta | Land area | Population | Median home value | Median rent | Median household income | Median property tax paid | Renters | Homes in buildings of 20+ units | Detached houses |
|---|---|---|---|---|---|---|---|---|---|---|
| Atlanta | — | 135 sq mi | 505,268 | $439,600 | $1,711 | $85,652 | $4,231 | 53.6% | 40.6% | 35.6% |
| Jacksonville | 346 | 747 sq mi | 977,670 | $293,700 | $1,465 | $69,872 | $2,176 | 42.4% | 11.6% | 59.2% |

| Miami | 662 | 36 sq mi | 459,745 | $518,100 | $1,758 | $62,462 | $4,586 | 69.2% | 48.8% | 22.4% |
Home values, rents, incomes and property taxes are medians for owner- or renter-occupied homes inside each city limit, from the American Community Survey 2020–2024 five-year estimates; land areas are Census TIGER 2024; road miles are LIOO Moving’s own measurements between the two downtowns on OpenStreetMap routing. Statewide, the median Florida home ($359,000) costs more than the median Georgia home ($303,300) and carries a higher median property tax bill ($2,730 against $2,341).
Taxes: what stops, what starts
Income tax. Georgia taxes wages at a flat 4.99% for 2026, down from 5.19% in 2025. Florida’s constitution bars a personal income tax, so a household stops owing Georgia income tax the day it becomes a Florida resident. On Atlanta’s median $85,652 the flat rate alone comes to about $4,270, but Georgia’s 2026 standard deduction is $15,000 for a single filer and $30,000 for a married couple filing jointly, which puts that household’s Georgia tax at about $3,530 or $2,780 before other deductions and credits. The year of the move still needs a Georgia part-year return, Form 500 with Schedule 3.
Sales tax. Georgia charges a 4% state sales tax plus local option taxes that bring most counties to 7% or more. Florida charges 6% at the state level plus a county discretionary sales surtax that varies by county. For 2026 the combined rate is 8.9% inside the City of Atlanta, against 7.5% in Duval County (Jacksonville) and Hillsborough County (Tampa), 7% in Miami-Dade and 6.5% in Orange County (Orlando).
Property tax. Amendment 3, approved by Florida voters on 3 November 2026, raises the homestead exemption on non-school taxes to $150,000 in 2027 and $250,000 in 2028. A household that is not a Florida resident on 31 December 2026 gets the existing exemption of about $50,000 when it first qualifies (the first $25,000 on all taxes, a second tier of about $25,000 on non-school taxes), and the increased exemption from its fifth year of exemption, to the extent the U.S. Constitution permits. The Save Our Homes rule then caps the annual rise in the home’s assessed value at 3% or the change in the Consumer Price Index, whichever is less, starting the year after the home first receives the exemption. The exemption application, Form DR-501, goes to the county property appraiser by 1 March, and it applies only if you owned and lived in the home on 1 January of that tax year. A buyer who closes on 15 December and is living in the home by 1 January can file by the next 1 March; a buyer who closes on 15 January waits a year. A buyer does not inherit the seller’s capped value: a sold home is reassessed at market value the next 1 January, so a listing’s tax bill can understate yours. On the Census medians above, a Jacksonville owner pays about half of what an Atlanta owner pays in property tax, while a Miami owner pays slightly more.
Vehicles. Florida charges a one-time $225 initial registration fee for each vehicle that has no Florida plate on record in the owner’s name, on top of the normal title and registration fees, and expects the vehicle to be titled and registered within 10 days of establishing residency, with a Florida insurance policy already in place.
Insurance: the line item that eats into the tax saving
The most recent state-by-state averages the National Association of Insurance Commissioners has published put Florida’s homeowners premium at $2,677 a year against Georgia’s $1,655, and Florida ranks first of all states. The gap of $1,022 would take more than a third of the $2,780 income-tax figure above, before any wind or flood coverage a lender or a coastal address adds. A buyer should price a specific address with a Florida agent before the closing, not after. The Florida Office of Insurance Regulation’s CHOICES tool shows sample rates by county and company.
Florida is a no-fault state for car insurance: every registered vehicle must carry at least $10,000 of personal injury protection and $10,000 of property damage liability, and the policy must come from a Florida-licensed agent before the car can be titled and registered. Georgia’s policy does not carry over.
Atlantic hurricane season runs from 1 June to 30 November, and the National Hurricane Center places most activity between mid-August and mid-October. It matters twice: once in the insurance premium, and once in the calendar, because a storm that closes Florida’s Turnpike or I-95 pushes a delivery back. LIOO’s terms do not guarantee a completion time, so leave slack in your dates on a summer or autumn move, and check a coastal Tampa or Miami address against the county’s evacuation zone map before you fix one.
Does a Florida homeowners policy cover hurricanes and floods?
A Florida homeowners policy with wind coverage usually pays for hurricane wind above a separate hurricane deductible, and it usually does not pay for flood. On most homes insured for $250,000 or more, insurers must offer hurricane deductibles of 2%, 5% or 10% of the dwelling limit, so 2% on a $400,000 limit is $8,000 out of pocket. Most homeowners insurance does not cover flood, and a National Flood Insurance Program policy typically takes 30 days to start unless a government-backed lender requires it. Citizens Property Insurance, the state’s insurer of last resort, requires flood coverage on most new and renewing personal residential policies with wind by 1 January 2027, though not on condo-unit or renters policies. Add the flood premium before comparing a Citizens quote with a private one.
Which Florida city fits
Jacksonville, 346 miles
Jacksonville is the nearest, the cheapest to buy in and the most like a Georgia suburb: 59% of homes are detached houses, the median home is $293,700 and the median property tax bill is $2,176, half of Atlanta’s. The city covers nearly all of Duval County, 747 square miles, so “Jacksonville” can mean a beach, a downtown tower or a cul-de-sac 20 miles inland. I-75 to Lake City, I-10 east, I-95 over the St. Johns River.
Orlando, 439 miles
Orlando is inland, mid-priced ($394,100) and the most rented of the four after Miami (60.5%), with about a third of its homes detached houses and half in buildings of five or more units. The City of Orlando is 111 square miles inside a 903-square-mile county, so the address decides whether the truck meets a driveway, a complex lot or a downtown dock with a 30-minute freight zone outside. I-75 to Wildwood, then the Turnpike and SR 408.
Tampa, 456 miles
Tampa is half houses, half everything else (50% detached, 21% in buildings of 20 or more units), a $420,400 median home and the highest median income of the four at $75,475. Tampa sits on Tampa Bay, and Hillsborough County publishes evacuation zones lettered A to E that shape both the insurance quote and the move date. I-75 nearly the whole way, 353 unbroken miles of it from south of Macon, then I-275 into the city.
Miami, 662 miles
Miami is the farthest, the most expensive ($518,100) and the most vertical: 49% of homes are in buildings of 20 or more units and 69% of households rent. A Miami delivery is planned around a dock, a freight elevator and an association’s certificate of insurance rather than a driveway, and the city itself is 36 square miles inside a county of 34 municipalities. I-75 to Wildwood, Florida’s Turnpike for 265 miles, I-95 for the last 10.
Jacksonville, Orlando, Tampa and Miami are the whole Florida schedule. A household headed for Gainesville, Tallahassee or Naples is not on a LIOO route, and the office says so on the first call rather than quoting it.
How the move from Atlanta is priced and planned
A long-distance move is not an hourly job. LIOO Moving prices it per shipment: the weight found at the survey and the road miles of the route set the base, and the access at both addresses, the move date and any packing adjust it. The survey comes first, by a room-by-room list, a video call or a surveyor at the Atlanta home, and the written estimate that follows is binding before a date is reserved. The accepted payment methods are confirmed on the bill of lading.
Two things on the road are LIOO’s to handle, not yours. Every truck entering Florida on I-75 stops at the state’s agricultural inspection station in Hamilton County, and the toll roads at the Orlando and Miami ends, Florida’s Turnpike and SR 408, are cashless and settled by the driver; nothing about tolls is added to your price on delivery day. The crew that loads the 26-foot truck in Atlanta is the crew that unloads it in Florida; the move is never brokered or subcontracted, and the load does not change hands at the state line.
For a move between states, the Federal Motor Carrier Safety Administration’s booklet Your Rights and Responsibilities When You Move explains the documents a mover asks you to sign and your rights if goods are lost or damaged.
If the Florida closing or the building’s move-in slot lands after the truck, the crew can unload into a self-storage unit or a portable container rented in your name near the new address and deliver from it later; LIOO has no storage building of its own. The storage and moving page explains how that line is written, and packing services cover a full pack or just the kitchen and the fragile pieces for the drive. Released valuation at $0.60 per pound per item is included and capped at $2,000 per move; pianos, gun safes and any single item over 300 pounds carry a $100 specialty-item fee. Every route, Georgia and out of state, is listed on the long-distance moving from Atlanta page.
One direction only: LIOO’s out-of-state routes all start in the Atlanta area. A household leaving Florida for Georgia needs a different mover.
The paperwork, in order
Florida’s clock starts when you establish residency, which can be before the truck arrives. Florida Highway Safety and Motor Vehicles says you may count as a resident once you start work in Florida, enrol a child in public school, register to vote or file for homestead, and out-of-state vehicles must be registered within 10 days of the job or the school enrolment too.
- Before booking: survey, then a binding estimate for the chosen route; a tower or association at the Florida end names its move-in hours and its certificate-of-insurance wording, which LIOO issues the day the requirements arrive.
- Before the drive: arrange a Florida auto policy with at least $10,000 PIP and $10,000 PDL; the title and registration cannot be done without it.
- Within 10 days of establishing residency: title and register each vehicle in Florida; budget the $225 initial registration fee per vehicle. Then cancel the Georgia registration before the Georgia insurance, as the Georgia Department of Revenue advises, to avoid lapse fines.
- Within 30 days: convert the Georgia driver license to a Florida one at a driver license office; the office will take a vision test and may waive the written and road tests. The initial Class E license is $48, and most tax collector offices add a $6.25 service fee.
- By 1 March of the first tax year you own the home on 1 January: file Form DR-501, the homestead exemption application, with the county property appraiser; the Save Our Homes cap follows.
- Before the next 1 June: know the address’s evacuation zone and have the homeowners, wind and, where required, flood policies in place before hurricane season opens.
