Few Atlanta neighborhoods swing between two move types as hard as O4W. One block is a restored shotgun or Victorian on a narrow historic street with curb-only parking; the next is a BeltLine-adjacent mid-rise where the move runs through a loading dock, a freight elevator, and a management office that wants a certificate of insurance on file first. Our office is at 691 John Wesley Dobbs Ave NE, between Boulevard and Jackson Street, so the crew that quotes your job has usually already parked on your street. Old Fourth Ward and Sweet Auburn have 65.1% of their housing in buildings of twenty units or more.

We file the building paperwork ahead of time, reserve the dock or elevator window, and plan the truck around the pedestrian crush near Ponce City Market and the Eastside Trail — which on a good-weather weekend is its own obstacle. Coverage runs 30308 and 30312. Sweet Auburn — the western half of the historic Fourth Ward, including the John Wesley Dobbs Avenue blocks where the office sits — is inside this page’s lane rather than a separate service area; the Downtown page hands those addresses here.

Old Fourth Ward moving logistics

What makes an Old Fourth Ward move different

Grant Park is historic houses. Midtown is high-rises. O4W is both on the same block, plus a trail that turns into a street festival every sunny weekend. That changes how we quote, truck, and staff every job here.

Professional movers serving Old Fourth Ward Atlanta near the BeltLine Eastside Trail and neighborhood businesses
The Eastside Trail frontage that decides what time a weekend load-out has to start.

The Eastside Trail sets the clock

The BeltLine's Eastside Trail runs through O4W from Ponce City Market south to Irwin Street. From about 10 a.m. on weekends, foot, bike, and scooter traffic takes over the loading space at every building that fronts it. We schedule O4W weekend moves to start at 7 a.m. and aim to have the truck loaded before the trail fills. Lantern Parade day in September and festival weekends push that even earlier or onto a weekday. Weekend jobs carry the 3-hour minimum rather than the standard 2.5.

Three housing eras on one street

A single block of Highland Avenue can hold a 1910 shotgun, a 2019 townhome, and a converted industrial loft. Each needs a different crew size, truck, and protection kit — Masonite runners for heart pine, elevator pads for the loft, stair protection for the townhome. We ask building type at booking, not on arrival.

COIs are mandatory in the larger buildings

Ponce City Market Flats, Ford Factory Lofts, 755 North, Studioplex, Telephone Factory Lofts, and Pencil Factory Flats have all required a certificate of insurance filed with management before move day, and most tie the freight elevator to a reserved window. We file the COI the day you book and schedule around the window you're given.

Ponce and North Avenue are the choke points

Ponce de Leon Avenue is the main artery in and out of O4W. Between MARTA buses, Ponce City Market deliveries, and hotel and restaurant trucks double-parking, a 26-foot box truck can lose 30 minutes reaching the curb. For in-neighborhood jobs we route by Ralph McGill or Freedom Parkway and stay off Ponce between 4 and 7 p.m.

Edgewood Avenue after dark

The bar corridor on Edgewood between Boulevard and Jackson takes over curb space from Friday evening through Sunday morning. If you're in a unit on or near Edgewood, we schedule daytime and avoid late Friday and Saturday finishes entirely.

Sweet Auburn event closures

Auburn Avenue and the blocks around the Martin Luther King Jr. National Historical Park restrict parking and close lanes for MLK Day weekend in January and the Sweet Auburn Springfest in May. We check your date against those closures when you book.

Services

How we handle O4W moves

Apartment and condo moves

Crew plus truck for the mid-rise and lobby buildings along Ponce, North Avenue, and the trail. We handle the COI, the freight elevator window, and the carry from dock to unit so the building's rules don't eat the day. Details on how we run managed-building moves are on our apartment moving page.

Labor-only: PODs, rental trucks, and lot loads

Already have a rental truck or a POD in the lot? We load and unload — heavy furniture down a tight stairwell, lofted pieces, the awkward stuff. Two or three movers, billed hourly, with a 2.5-hour minimum on standard local jobs and 3 hours on weekends and same-day work. See labor-only movers in Atlanta for what's included.

Historic house moves

Pre-1920 shotguns and Victorians around Jackson, Howell, and Highland have narrow hallways, original heart pine, and doorways under 30 inches. We measure the tight points first, bring runners and door jamb protectors, and split box springs when a hallway won't clear them. Our residential moving crews run these weekly.

Single items and heavy pieces

A sleeper sofa, a Peloton, a glass-top table, a safe — through narrow historic doorways or an industrial freight elevator that fits a couch sideways only. Pianos out of the lofts on Ralph McGill go through our piano moving team. Pianos, gun safes and anything over 300 pounds carry a $100 specialty-item fee, quoted before you book.

Same-day and short-notice

If your scheduled movers didn't show, we can often confirm a crew on the first call, provided a building window is open. Have both addresses, floors, and any COI requirement ready. Same-day work carries the 3-hour minimum. More on same-day moves in Atlanta.

Packing and short-term storage

Full or partial packing, and storage between leases for the common O4W situation where the loft's move-out date lands before the new place's move-in. Packing labor is billed hourly on its own rate card and materials are a separate line item — bring your own boxes or buy a package from us. What's included is on the packing services in Atlanta page.

Before the truck rolls

The building goes on the quote before the address does.

A management office that wants a COI on file, a freight elevator booked in four-hour blocks, a shotgun hallway under 30 inches — each one is a line on the written quote, not something the crew discovers at the curb.

Old Fourth Ward building logistics

O4W buildings and blocks we already know

These are properties and building types our crews work regularly. Access rules change, so we confirm current requirements with management before every job — but this is the baseline we plan from. West of Central Park Place the ward runs down to the Connector as SoNo — Ralph McGill to North Avenue, with the Civic Center MARTA station at the bottom — and the Atlanta Civic Center site at 395 Piedmont Avenue stays a construction zone through 2027 now that the first building of its redevelopment has topped out.

Most O4W delays happen because a crew arrives and discovers an elevator reservation, a loading restriction, or a COI request nobody addressed. Knowing the building before the estimate lets scheduling, truck selection, and paperwork happen in advance.

Old Fourth Ward housing stock

The four O4W building types we move

Nearly every Old Fourth Ward move falls into one of four categories, and each is a different job.

Ponce City Market and North Avenue mid-rises

The 2010s apartment buildings along Ponce, North Avenue, and the trail. Freight elevator, dock reservation, and COI are standard, and weekend windows book out. This is where pre-move paperwork decides how the day goes.

COIFreight elevatorDock window

Loft conversions

Former factories and warehouses along Ralph McGill, Auburn, and Ponce: exposed brick, concrete floors, oversized doors, and freight-style elevators that predate modern sofas. We pre-measure the elevator cab and stairwell turns on the larger pieces.

Industrial freightElevator cab limitsLong dock carries

Historic shotguns, Victorians, and bungalows

The blocks between Boulevard and Freedom Parkway and around the King District. Original heart pine, narrow hallways, tight stair turns, and no driveway. Masonite runners and felt on every contact point, and a parking plan before the truck leaves the office.

Heart pineUnder-30-inch doorwaysCurb parking

New-build townhomes and infill

Three- and four-level townhomes off Boulevard, Auburn, and Glen Iris, usually with a rear garage. Direct loading access, but every piece climbs stairs, so crew size matters more than truck size.

Getting a truck in and out

Routes, timing, and when O4W moves actually happen

Old Fourth Ward sits between the Downtown Connector and the BeltLine, which means the highway is close but the last half-mile is the whole problem.

Highway access

Freedom Parkway is the cleanest link to I-75/85 for trucks coming from or heading to the north side or Decatur. North Avenue and Ponce reach the Connector too but stack up behind Midtown traffic. Boulevard runs south through Cabbagetown to Memorial Drive and I-20 for East Atlanta and Grant Park destinations.

MARTA and pedestrian pinch points

King Memorial station on Decatur Street and the bus stops along Boulevard and Ponce mean bus bays we can't block. Edgewood Avenue and Auburn Avenue near the King Historical Park carry steady foot traffic on weekends and holidays.

Lease cycles

O4W turnover peaks in late July through August and again in late December, when the larger buildings cycle 12-month leases. Georgia State students in the buildings along Decatur and Edgewood add a second wave in early May and mid-August. Weekend elevator windows in those months are gone by mid-month; book three to four weeks ahead.

Summer heat

A June-through-September loft move with a long dock carry is a different job at 2 p.m. than at 8 a.m. We default summer O4W jobs to early starts and load heavy pieces first so the crew isn't hauling sectionals across a hot parking deck at midafternoon.

Three clocks on an O4W job: the wait for the freight elevator at the Ponce buildings, the dock-to-unit carry in the lofts, and the stairs in the townhomes and walk-ups off Highland. Crew and truck ride on one all-inclusive hourly rate — no separate fuel, stair, or weight charge is added to the job — and every move carries released valuation at $0.60 per pound per item. Give dispatch the building and the floor when you call and all three clocks are in the estimate before the truck leaves Dobbs Ave.

On the ground

Streets we move every week

Boulevard NE and Highland Ave NE mix historic houses, small apartment buildings, and on-street parking with bus stops to avoid. Auburn Ave NE and Jackson St NE run through the historic core near the King District and carry the festival closures. Glen Iris Dr and Irwin St hold loft conversions, newer buildings, and the trail-adjacent addresses where weekend timing matters most. Ralph McGill Blvd, North Ave, and Ponce de Leon Ave are the heavier corridors we route around at rush hour. Freedom Parkway is the truck's way to the Connector and toward the Carter Center and Virginia-Highland. John Wesley Dobbs Ave is where our office is.

Old Fourth Ward move examples

What an O4W move actually costs

Three worked examples, priced at the published rates ($160/hr for two movers, $200/hr for three), for the O4W move shapes we quote most. Your own number depends on crew size and hours, which we put in writing before the day.

Ponce City Market Flats → townhome on Irwin Street

COI filed early in the week for a Saturday move, freight elevator reserved 8 a.m. to noon. Two movers, loaded before the trail crowd arrives, roughly five hours door to door.

2 movers~5 hours~$800 at $160/hr

1907 shotgun on Jackson Street → Ponce City Market Flats

Two different worlds in one job. Masonite runners at the origin to protect original heart pine, freight elevator pads and a COI at the delivery end, and a queen box spring that won't clear a shotgun hallway without a split cover.

3 movers~6.5 hours~$1,300 at $200/hr

Studioplex loft → new-build townhome on Ralph McGill

A freight elevator that fits a sofa sideways only. Measuring the cab on a walkthrough first, then routing the sectional down the stairs instead, is what keeps a job like this at four hours rather than five.

2 movers~4 hours~$640 at $160/hr

The challenge is rarely the distance. In Old Fourth Ward, the job is decided by building access, elevator scheduling, COI timing, dock windows, and knowing the property before the truck arrives.

Where O4W moves go

Neighborhoods we move to and from most

  • Across the trail to Inman Park's Victorian streets — the single most common O4W origin-to-destination pair, and a full day of stairs despite the short drive.
  • North on Ponce or Freedom Parkway into the Midtown high-rises, where a second COI and a second elevator window come into play.
  • Up North Highland to Virginia-Highland bungalows — the usual move for O4W renters buying their first house.
  • South on Boulevard to Grant Park, Edgewood, and East Atlanta via Memorial Drive.
  • West on Decatur Street or Edgewood Avenue into Downtown, mostly Georgia State moves.
  • Anywhere else in the city through our Atlanta moving page, which covers the full intown service area.

Frequently asked questions

Old Fourth Ward moving questions

What happens if my move date lands on the BeltLine Lantern Parade or another Eastside Trail event?

We check the Eastside Trail event calendar when you book. On Lantern Parade day and large festival days, buildings along the trail between Ponce City Market and Irwin Street lose curb access by late afternoon and dock traffic backs up. We either move the start to 7 a.m. and finish loading before noon, or shift the job one day. Either way you'll know before move day, not on it.

How early does Ponce City Market Flats need a Certificate of Insurance, and who files it?

We file it. Send us the building's certificate-holder name and insurance requirements when you book and we email the COI to management, usually the same business day. Freight elevator and dock windows at PCM Flats and the other larger buildings on Ponce and North Avenue are typically four-hour blocks that fill on weekends, so book the window with the building as soon as your date is set and send us the confirmed slot.

Is there a minimum charge on an Old Fourth Ward move?

Yes, and it is tiered. Standard local moves — full-service or labor-only — carry a 2.5-hour minimum. Weekends, same-day moves, and jobs 25+ miles from downtown carry a 3-hour minimum. Because a large share of O4W moves are Saturday elevator windows, assume the 3-hour tier when you are pricing a weekend date. Past the minimum you pay for the time actually worked at the crew-size rate on your written estimate.

My shotgun house on Jackson Street has doorways under 30 inches. Will my furniture fit?

Most of it will, and we plan for what won't. Queen box springs and some sofas don't clear the original hallways in the pre-1920 houses around Jackson, Howell, and Highland. We measure the tight points on a walkthrough or from photos you send, and bring a split-cover for the box spring or take a sofa's legs and feet off before it goes through. Heart pine floors get Masonite runners, not just blankets.

How is my furniture protected, and what happens if something is damaged?

Blankets, shrink wrap, and floor and door protection are part of the job, and the crews are background-checked and trained on company trucks. On coverage: released valuation at $0.60 per pound per item is included on every move. That is a weight-based standard, not a replacement-cost policy, so tell us at booking if you are moving something whose value is well out of proportion to its weight and we will talk through how to handle it.

Do Sweet Auburn street festivals and MLK Day events affect moves on Auburn Avenue?

Yes. Auburn Avenue and the blocks around the King Historical Park close or restrict parking for MLK Day weekend in January and for the Sweet Auburn Springfest in May. We avoid scheduling truck loading on Auburn, Edgewood, or Jackson during those windows and will tell you if your date conflicts when you book.

Where does the truck park on a street with no driveway, like Boulevard or Glen Iris?

We work from on-street parking and stage the truck for the shortest legal carry to your door, holding the spot with cones when the street allows it. On Boulevard, we avoid the bus-stop bays. In the buildings on Glen Iris and Ralph McGill we use the assigned move-in zone or garage rather than blocking a lane. We confirm truck placement before we arrive so carry distance doesn't quietly add hours.

Is a move from Old Fourth Ward to Inman Park or Midtown really a full move if it's only a mile?

Yes, and it usually takes 4 to 6 hours. Distance isn't the variable in O4W; stairs, elevator waits, and parking on both ends are. A loft on Irwin to a house on Elizabeth Street in Inman Park is a short drive and a full day of stairs. We plan both addresses at booking, not just the pickup.

I have a POD dropped in the lot at my building on Glen Iris. Can you just load it?

Yes. Labor-only loading and unloading of PODs, rental trucks, and containers is one of our most frequent O4W jobs. Two or three movers, billed hourly, with a 2.5-hour minimum on a standard local job and 3 hours on weekends or same-day. Tell us the container size and whether it's on the street or in a lot so we know if we need cones or a garage code.

What does a 1-bedroom move from a Ponce City Market loft to a house in O4W cost?

Typically $480 to $900. That's two movers and a truck at $160 an hour, with a 2.5-hour minimum on a weekday and 3 hours on a weekend. Most one-bedrooms with a freight elevator on one end and stairs on the other finish in 3 to 4.5 hours. A 25% deposit holds the date and is credited to the final bill. Send us your two addresses and floor numbers and we'll give you a written window.

Is LIOO Moving actually located in Old Fourth Ward?

Yes. Our office is at 691 John Wesley Dobbs Ave NE, Suite U-02, Atlanta, GA 30312, between Boulevard and Jackson Street. It's a staffed, signed office, not a mailbox, and the company is a licensed Georgia household goods carrier certificated by the Georgia Department of Public Safety, Motor Carrier Compliance Division (MCCD). We also run staffed operations offices in East Point and Alpharetta for metro-wide coverage.
